Custom Home Design, Planning and Drafting

The bulk of our work is homeowner, builder and site specific. We strive to incorporate the wants needs and lifestyle of the homeowners, along with input from the builder and subcontractors, into a construction document which fits within the confines of the building site. The finish selections and specifications are driven by a realistic construction budget. Our goal is to provide the builder with the best plans available. We remain involved in the project throughout the construction process.

Semi-Custom and "Tract" Plans

Our view of production housing drawings differs little from our custom home designs. We look at the overall site, the surrounding community, market values and the prospective homeowner profile. We attempt to build-in various options and floor plan configurations to meet the needs of a diverse group of potential buyers. Stringent building standards and value to the customer are not compromised.

Condominium, townhomes, apartments and duplex designs pose unique challenges during the design process. Fire codes, sound transmission, exits and other code considerations must be incorporated into the planning of these structures. All of our multi-family projects successfully address these issues.

One of the utmost strengths of our organization is in this area. Rod's extensive background, in floor and roof design, insures the customer of high performance floor and roof systems, and efficient support mechanisms and layouts. We customarily do work for other design firms, architects and structural engineers. We consider structural design as one of the most important issues with which we deal.

Renovation and Remodel Design and Drafting

Remodeling projects present the design team with a wide array of special considerations. Existing foundations, framing, and roof systems are usually fixed. The designer must work with the owner's wants and needs within a more stringent environment vs. new construction. In addition, NightHawk's view of additions and renovations is for the finished project to look like part of the original structure, not like an "add-on."

Site Planning and "Hillside Ordinance" Compliance

One of the most fundamental components of overall design is the planning of the site. NightHawk believes that the project should be designed to the existing parameters of the given site. A home should not be designed then set on any lot. Existing terrain, driveway grades, existing vegetation, "view" opportunities, and overall "street appeal" are considerations to the designer. Special zoning submittal requirements, such as the Hillside Ordinance in Colorado Springs, dictate that these issues be addressed during planning. NightHawk has successfully completed numerous projects of these types of challenging sites.

Building Department Submittal Walk-Through Services

NightHawk enjoys a good relationship with the various Building Departments in Colorado. The Pike's Peak Regional Building Department and the City of Colorado Springs Zoning Office are especially stringent in their submittal and review processes. NightHawk's staff submits and tracks our plans through the system, insuring our customers of timely approvals. In addition, Rod is currently cochairing the HBA Code Review Committee, which meets monthly. The Code Review Committee is a cooperative effort between the Regional Building Department and home builders.

Framing Walk-Throughs and Construction Inspections

One of the most important inspections during any construction project is the "Frame Inspection." Since NightHawk is extremely focused on the structure, one of our services is to complete a pre-inspection "frame walk" of the building. NightHawk staff inspects the structure for compliance with code issues and notes on the plans. We provide a "punch list" for the builder to complete prior to calling the frame inspection.
